WT assisted Malaysian property development company, SP Setia, as it makes its entrance into the Australian market with the Fulton Lane development.

Comprising two towers of 29 and 45 storeys over an eight storey podium, the development extends across a Melbourne city block from 151-165 Franklin Street through to 118-134 A’Beckett Street.

Fulton Lane includes 810 residential studios, one, two, three and four bedroom apartments accommodating up to 1,500 new city residents, as well as ground floor retail space and associated parking.

The building features a green-walled facade, rooftop garden terrace, gymnasium, 25m indoor heated pool, theatrette and an entertaining and dining space.

Green initiatives include bicycle facilities, grey-water recycling, water tanks, and natural ventilation.

WT provided full quantity surveying services for the project including:

  • Pre Contract Cost Planning
  • Value Management
  • Preparation of Builders Quantities
  • Tender management including issuing documentation, tender analysis, evaluation, and recommendation
  • Superintendent role
  • Financial Verification services

Post Contract services including progress claims assessment, variations, and preparation of tax depreciation schedules at project completion.
