WT marks major milestone at Queensland’s largest social and affordable housing precinct

Leading international project advisory firm WT is celebrating a significant milestone in the Cairns Seniors Wellbeing and Downsizing Initiative, Queensland’s largest social and affordable housing project, as the first residential modules are placed on-site at the Woree Social and Affordable Housing Precinct.

The event, held today, brought together key federal and state representatives, including the Hon. Sam O’Connor MP, Queensland Minister for Housing and Public Works and Minister for Youth, who toured the first installed modules. Hosted by lead partner Tetris Capital, the occasion was attended by project partners FCC Construction, Modscape, Community Housing Limited as well as WT’s project team.

The Woree precinct will deliver 490 new homes – including 245 social, 223 affordable, and 22 specialist disability apartments – designed for seniors and people living with disability. The project is supported by the Queensland Government and contributes to the state’s target of delivering 1 million new homes by 2044.

WT has been engaged to deliver commercial advisory as Lender’s Technical Advisor (LTA) since the project’s early stages, providing an independent LTA report to assist the project to secure institutional funding to proceed to the delivery phase. WT is currently engaged in the role of Financier’s Certifier, providing ongoing reporting and certification services to support funding partners including Housing Australia, the Northern Australia Infrastructure Facility (NAIF), and ANZ Banking Group Limited.

The project utilises modular construction, with 1,008 volumetric timber modules being produced and delivered to site by Modscape – the largest modular housing deployment of its kind in the southern hemisphere. Construction is expected to be completed in December 2026, with residents moving in from early 2027.
