The project will deliver 528 purpose-built student living units, supported by communal open spaces and extensive shared amenities designed to encourage connection and community. Delivered using Freecity’s Volumetric Modular Construction (VMC) methodology, the development combines innovation with efficiency. At 20 storeys high, it will stand as Australia’s tallest VMC project, demonstrating the potential of modular construction to meet complex urban housing needs.

WT has been supporting the Herring Road project from its earliest stages through to delivery, providing commercial advisory and cost management and quantity surveying services. Our team developed the initial concept and business case estimates, establishing early cost certainty and financial confidence in the project. As the design progressed, we provided detailed design development cost management advice, ensuring feasibility was maintained and budget alignment was achieved throughout the evolution of the scheme.

We have worked alongside potential contractors to reconcile project budgets, identifying the unique risk inherent in the project and appropriate mitigation strategies.
