With housing affordability pressures intensifying and demographics shifting, Sydney faces an urgent need for more diverse and secure housing options. The Living Company (TLCo) is responding to this challenge with the creation of Australia’s largest purpose-built build-to-rent (BTR) development.
Marrickville Timberyards will transform a former industrial site into a thriving mixed-use community, blending BTR, co-living, and affordable housing. The development will feature approximately 1,166 BTR apartments and studios with 115 provided as affordable, creating a wide mix of housing options to suit the needs of different residents. Complemented by 10,200 sqm of public open space, community facilities, and retail amenity, the precinct is designed to reflect and enhance Marrickville’s creative character while delivering highly connected, sustainable places to live.
Independent cost management from feasibility to delivery
WT was appointed by TLCo in 2024 to provide cost management and quantity surveying services throughout the project lifecycle. From feasibility through to completion, our role is to provide independent, trusted advice to safeguard financial certainty on this landmark development.
Our work has included detailed estimating from early feasibility through to design development, consultant proposal reviews, and procurement advice. During the Early Contractor Involvement (ECI) phase, we have supported TLCo with procurement strategies that have secured more competitive pricing outcomes, strengthening the commercial viability of the project.
When the project progresses into delivery, we will continue to provide rigorous cost management, including tender evaluation, contract administration, progress claims, and variation assessments. By maintaining strong financial oversight at every stage, we will help ensure that the Marrickville Timberyards can be delivered with both value and quality in mind.
Creating long-term community benefit
Marrickville Timberyards will not only deliver much-needed housing but also provide open public spaces and community amenities that foster connection and inclusivity. By combining affordable BTR and co-living options, the development will create a diverse housing mix that supports long-term security of tenure and caters to a wide range of residents.
Construction will begin in 2026 and reach completion in 2028.
