Marsden Park Care Community in north-west Blacktown reflects this vision, delivering a 148-bed, state-of-the-art aged Care Community across two storeys and 9,500 square metres. In addition to residential accommodation, the Care Community includes a range of communal and health-focused amenities, including lounges, dining rooms, a café, wellness centre, and allied health spaces – creating a welcoming and holistic environment for residents and families alike.
Precision cost planning in a complex environment
WT was appointed in 2019 to provide full pre- and post-contract cost management and quantity surveying services, drawing on our longstanding relationship with Opal HealthCare and our extensive experience across their national portfolio. From early design stages, our team worked closely with the client and design consultants to provide detailed cost planning and benchmarking advice. We supported the preparation of tender documentation, carried out tender assessments, and helped guide procurement strategies that ensured cost certainty from the outset.
Our pre-tender estimate was within 2% of the lowest tender offer, allowing the client to proceed with confidence that the Care Community could be delivered in line with the original intent and budget. Post-contract, we continued to manage financial performance through careful assessment of progress claims, variation management, and ongoing reporting.
Overcoming challenges to meet community needs
The Marsden Park project was delivered under the highly challenging conditions of the COVID-19 pandemic, which impacted construction programs across the country. Despite the disruption, the project team kept momentum and completed the development in 2023, delivering essential aged care capacity to a rapidly growing area.
