Riverside Boulevard in Richmond is set to redefine build-to-rent (BTR) living in Melbourne.

Developed by Salta Properties under its Est brand, the $250 million project will deliver 476 apartments across six buildings, complemented by premium amenities designed to support modern lifestyles. Residents will enjoy a 25-metre outdoor pool, wellness and fitness centre, co-working spaces, cinema, golf simulator, private dining rooms, a residents’ lounge, and expansive outdoor communal areas.

Independent advice inspiring confidence

WT was appointed by Salta Properties in 2023 to provide cost management and quantity surveying services across the development. Our role spans the full project lifecycle, from early cost planning and preparation of builder’s quantities to financier verification services and post-contract support.

By combining our deep residential sector experience with rigorous analysis, we have provided strategic advice on procurement, provisional sums, tender lists, contract structure, and documentation requirements. This proactive involvement has ensured financial clarity at every stage, enabling informed decision-making and reducing risk for our client.

We created value by advising Salta Properties on retendering the project from an Early Contractor Involvement (ECI) arrangement to a competitive Design and Construct (D&C) tender. This shift in strategy delivered a significant commercial benefit, saving the client in construction costs while maintaining quality and design integrity.
