Sapphire by the Gardens responds to this opportunity with a landmark project that combines world-class hospitality and high-end residential living. Located at 308 Exhibition Street, on the edge of Melbourne’s central business district, the development will introduce a five-star hotel with a new standard for luxury in the city.

Delivering world-class hospitality and residential living

Sapphire by the Gardens features two towers of exceptional architectural quality. The 62-storey western tower is dedicated to a five-star hotel, comprising 500 rooms along with premium amenities designed to meet the expectations of international guests. The 60-storey eastern tower accommodates more than 300 luxury residential apartments, offering expansive views and contemporary living spaces.

Optimising costs to ensure project success

WT was engaged to deliver cost management services and quantity surveying to client SP Setia. Our team worked closely with them from the earliest stages of the project, providing detailed cost planning and feasibility advice to ensure the development remained commercially viable while meeting its ambitious design objectives.

Throughout the project lifecycle, we provided ongoing cost control, risk management, and financial reporting, enabling the client to make informed decisions as the design evolved. The complexity of a feature such as the Sky Bridge and the premium standards of both towers required close attention to value management, procurement strategies, and market conditions. Our work helped balance cost efficiency with design integrity across every aspect of the build.

In addition to quantity surveying and superintendent services, we also provided asset and facilities management advisory services, supporting the client in planning for the long-term operational success of the development. By integrating facilities management considerations early in the process, we contributed to more efficient building performance, reduced lifecycle costs, and smoother transition into post-completion operations.

A new benchmark for Melbourne

Sapphire by the Gardens represents a major addition to Melbourne’s skyline and a significant advancement in the city’s luxury property market. The residential tower opened in 2023, and a five-star hotel will be operational from 2027.
