The long-vacant 7,500 square metre former Le Cornu site in North Adelaide has transformed into a landmark destination for living, dining, retail and community life. Located on O’Connell Street, one of Adelaide’s most iconic boulevards, the $335 million Eighty-Eight O’Connell development represents a once-in-a-generation project of urban renewal, reshaping the heart of North Adelaide.
Brought to life by developer, Commercial & General in partnership with the City of Adelaide, this mixed-use project has been a catalyst for change and revitalisation, blending residential, commercial, hospitality, and retail offerings with curated public spaces and placemaking initiatives.
An ambitious urban renewal project
Eighty-Eight O’Connell comprises three distinct towers rising to 15 storeys, connected by a publicly accessible SkyPark across a podium level and anchored by a three basement levels of car parking At its heart is a premium residential offering, with a diverse range of apartment types including affordable housing – a key step toward a more inclusive and accessible North Adelaide.

These offerings are supported by a selection of commercial spaces through levels 1 and 2, enhancing the site’s value as a integrated urban precinct.
Specialist support across the project lifecycle
WT was initially engaged by Commercial & General Group to provide feasibility and concept-phase cost management and quantity surveying services, helping to shape the project’s early financial strategy. Our role continued throughout the project lifecycle with comprehensive cost management and quantity surveying support during construction.
Our work included detailed cost planning, procurement and tendering support, contract administration and ongoing cost control. This end-to-end engagement ensured Commercial & General had a clear, transparent understanding of budget requirements, inspiring confidence to make informed decisions at every stage of delivery.
