Queensland’s social and affordable housing pipeline is receiving a major boost supported by the Queensland Government.

The Everyone’s Place Affordable Housing program is part of this initiative, delivering 483 dwellings across four key growth areas in South East Queensland: Logan Reserve, Jimboomba, Joyner, and Burpengary East.

Affordability is central to the development, with all homes capped at 75% of market rent, ensuring access to safe, high-quality housing for people in need. The project features a diverse mix of low-maintenance homes, from 1-bedroom to 3-bedroom dwellings, including dual-key configurations designed for flexible, multigenerational living.

Supporting partners in delivery

The project is being led by Tetris Capital, supported by the Queensland Government with ANZ providing debt funding, EveryOne Homes (a division of Metricon Homes) delivering construction, and National Affordable Housing (NAH) acting as the Community Housing Provider (CHP).

WT was engaged by Tetris Capital in 2023 to provide commercial advisory services throughout the bid development and submission phase of the project. In the pre-contract phase, we acted as Lenders’ Technical Advisor, undertaking technical and financial due diligence to support funding approval and project viability. As the project moved into delivery, our role transitioned to a dual role comprising Independent Certifier and Superintendent services conducting inspections and issuing Certificates of Practical Completion for each home, ensuring compliance with design, quality, and contract requirements.

Digital delivery and documentation support

To streamline project management and reporting, we also provided digital support to the builder, EveryOne Homes, hosting and organising project documentation and certificates for every stage of completion. This ensures transparent communication across the project team and enables a smooth handover of documentation to the CHP once homes are complete.

Delivering quality, affordable homes across South East Queensland

Construction continues to progress steadily, reaching 200 completed homes in March 2026. At an average delivery rate of 12 affordable homes per month, the 483-home program is on track for completion, supporting Queensland’s social and affordable housing supply and creating long-term value for local communities.
