Wirra Mikangka, South Australia’s largest build-to-rent development, will bring 151 modern homes to the Eastwood community, just minutes from Adelaide’s CBD.
Meaning ‘in front of the forest’ in Kaurna language, the development is being delivered by Housing Choices South Australia with funding from the SA Housing Trust and Housing Australia through the Housing Australia Future Fund. It will support much needed rental supply and improving housing affordability close to the CBD.
The project will deliver energy efficient, sustainable apartments, including 121 homes for people on low to moderate incomes. Two buildings (one nine storeys and one five storeys) will be connected by shared spaces, landscaped gardens and ground floor retail and hospitality tenancies.
Delivering cost certainty for a significant build-to-rent project
WT was engaged by Housing Choices South Australia to provide cost management and quantity surveying services across the full project lifecycle, ensuring the project remained financially robust and aligned with its community purpose. Working closely with the design team, we provided structural cost advice and led value management exercises to improve budget alignment and reduce risk. We also supported procurement by reviewing tender submissions and benchmarking pricing to ensure value for money.
In October 2025, the project entered the construction phase, and we’re delivering ongoing cost control through monthly reporting, progress claim assessments and variation reviews, maintaining cost certainty for this leading build-to-rent development. Wirra Mikangka is expected to welcome residents in the second half of 2027. The project represents a significant investment in accessible, well-located homes and is a major addition to Adelaide’s emerging build-to-rent sector.
