Serving as Hines’ second build to rent project in North Melbourne, the 3068 sq m site at 36-58 Macaulay Road at North Melbourne will contain 207 build-to-rent units; consisting of:
- 55 Studio apartments
- 86 One Bedroom apartments
- 64 Two Bedroom apartments
- 2 Three Bedroom apartments
A green action plan is also part of the development with bike storage, bike repair facilities, electric scooters, electric vehicle share cars and charging stations in all parking spots.
It would also target a 5 Green-Star rating, gold WELL standard, and 7.5 star NatHERS ratings.
Tenants would have access to co-working offices, residential lounges, dining rooms, gaming rooms, yoga rooms, a gym, wellness facilities, a spa, sauna, and steam rooms as part of the amenities on offer.
We were engaged to provide benchmarking and feasibility estimates on the project, as well as Phase 2A: Design Development Estimate, Phase 2B: Pre Tender Estimate, Phase 2C: Builder’s Bill of Quantities.
With Phase 4: Tender Evaluation & Award Phase, Phase 5B: Construction Services: Builder’s Progress Claim Assessment, Phase 5B: Construction Services: Variations Assessment; and Phase 6A: Final Tax Depreciation Schedules to follow.
The project is slated for completion in 2026.
