With dedicated consultants specialising in each field, we can provide the following Asset & Facilities Management services to support our clients’ property services teams:

A detailed register of the building assets which can be used by the building owner / operator to procure maintenance quotations and manage the building assets.

A 20 or 30 year forecast of lifecycle expenditure, to include building asset replacement, asset overhauls and major redecoration works. This allows the building owner / operator to set realistic and accurate budgets or establish a sinking fund to cover the building lifecycle expenses.

Mapping out a clear lifecycle plan to ensure understanding regarding the project’s maintenance costs, enabling the establishment of sinking funds should any unexpected events occur.

A visual inspection of the building assets to confirm their condition. This can be used to verify the installation and operation of new assets as well as to assist the building owner/ operator to forecast future asset replacement works.

A visual inspection to identify any defects with the building fabric or building assets.

Through the appointment of our nominated sub-consultant, a BCA and DDA audit can be provided for the building. We can then provide any cost advice in regard to rectifying any non-compliances that are identified.

We can provide an estimate of the likely costs to reconstruct the building following an event of total destruction – this is used by the building owner/operator to obtain adequate insurance for the building to cover such insurable events.

We will review the building contract to determine the responsibilities of the builder during the defects liability period. In most cases this liability includes asset repair or replacement in the event of a fault, and in some cases can also include the obligation to maintain assets during the DLP.

We have developed maintenance specifications for all types of building assets and can assist the building owner/operator to procure maintenance for their buildings and assets – driving value for money and ensuring best practice maintenance is adopted.

Our team has access to current benchmarking and pricing to advise our clients on the likely cost of maintenance and also to assess tenders in an objective, value driven manner.

Where maintenance services are already in place (via a head works contractor or any other contracting arrangement), we can provide maintenance audit services to confirm whether maintenance works to the installed assets are being delivered in accordance with the agreements that are in place.

Our team can prepare scope documents, facilitate tenders and oversee delivery of asset replacement works on behalf of our clients, ensuring transparency of process, objective tender assessments, detailed scope development and confirmation of delivery of the works as an independent third party.

Our team can develop a Strategic Asset Management Plan (SAMP), Asset Management Plan (AMP) and Lifecycle Plan (LCP) to support your business operations.

We have comprehensive knowledge of the ISO 55000 standard for asset management and can incorporate this internationally recognised asset management approach into your plans and policy documents.
